Do I Need To Repair Or Replace My Commercial Roof?

Commercial roofs are designed to give you long-term performance; however, you can still have problems with them. You actually have four options: coating, repairing, recovering or full replacement of a commercial roof.

  • Does the roof have the proper insulation?
  • Is the building occupied and how easy is a tear off?
  • Are you as the owner looking for a short- or long-term solution?
  • What do you use the building for and where is it located?
  • Does your building generate moisture?


You can generally make repairs to a roof if it is not near the life expectancy and the underlying membrane is in good shape. Repairs are also generally made if your insulation is appropriate and when the owner wants to keep the costs to a minimum. You may want a short-term solution if you are thinking of selling the building in the near future.


Many people decide to re-cover a roof if the current roof is sound and has good insulation. If you only have one membrane on your commercial roof, you can re-cover it once without having to remove the existing roof. This is a less expensive alternative to a full replacement; it is less disruptive to your business and allows you to have a new extended warranty.

Full Replacement

If your roof has suffered extensive damage, it should probably not be re-covered. In addition, if it has been re-covered before, it needs a full replacement. If 25% or more of the roof is damaged, it is best to replace it. In cases where the insulation is not appropriate or it is wet or if you want a long-term solution, it is best to replace the entire roof. The benefits of a full replacement include a lower maintenance cost, least likely option to have problems and the benefits of energy savings.


You can have a simple coating applied to a roof that is not damaged to extend its life. This gives extra protections from leaks and is the least expensive method of roof repairs.
